Sun City Summerlin, also known as Del Webb’s Sun City Summerlin, is a 55+ active-adult community on the western edge of Las Vegas within the master-planned community of Summerlin. Developed from 1989 to 1999, it remains one of the largest active-adult neighborhoods in Nevada with ~7,781 homes. Set around 3,000 feet in the Spring Mountain foothills, it enjoys slightly cooler temperatures and gorgeous views of the mountains and the Strip. Daily conveniences—shopping, healthcare, dining—are minutes away, while the Strip is roughly 20 minutes by car.
Sun City Summerlin is known for an extensive amenity lineup and an active social scene.
There are four recreation centers—Desert Vista, Mountain Shadows, Sun Shadows, and The Pinnacle—with fitness facilities, studios, hobby/craft rooms, billiards/card rooms, meeting spaces, and both indoor and outdoor pools. The Pinnacle complex also includes the 312-seat Starbright Theatre.
Golfers can choose among three on-site courses operated by Golf Summerlin:
Beyond golf, residents enjoy tennis, pickleball, bocce, shuffleboard, racquetball, walking/jogging paths, and a softball field. Miles of trails and the outdoor playground of Red Rock Canyon are nearby.
An expansive calendar features clubs and interest groups across arts & crafts, cards & games, performing arts, travel, wellness, and more. Seasonal favorites include car shows, pancake breakfasts, Oktoberfest, dances, and holiday celebrations. For dining and social time, residents frequent on-site restaurants at the golf facilities (see Golf Summerlin dining). Stay in the loop via The Link Magazine and the community’s Happenings page.
All residences are single-story resales (no new construction since 1999) and include both single-family and attached patio homes:
55+ Housing for Older Persons Act (HOPA) rules apply (at least one household member must be 55+; no permanent residents under 19). The HOA provides common-area maintenance, amenities, security patrol, and—in some villages—front-yard landscaping.
Typical price range: Low $300Ks to $1M+ (condition, size, views, and upgrades drive values).
Median list price: ~$500K (Realtor.com).
Median sold price: ~$460K (Redfin).
Days on market: About 45–65 days on average, depending on the source and month (Redfin often shows ~63; Zillow/Movoto may show faster).
Active inventory: Roughly ~200–240 homes for sale in a typical month (Movoto).
What this means:
(Always confirm current stats at the time you publish—market figures shift monthly.)
Monthly HOA dues: ~$207–$208 for Sun City Summerlin, plus the Summerlin Master Association.
What’s covered: Maintenance of common areas, amenities, security patrol, and in certain sections, front-yard landscaping, roofs, exterior paint and etc.
One-time fee: A New Owner Reserve Assessment (NORA) is typically due at closing; recent figures are around ~$5,000(confirm with the Sun City Summerlin HOA at contract time, as fees can change).
Analytics from portals like Redfin categorize Sun City Summerlin as “somewhat competitive.” Average days on market have lengthened compared with last year, and many homes sell a few percent under list, though “hot” listings can go under contract near asking and on a faster timeline (Redfin). Monthly sales volume and active inventory fluctuate, influenced by seasonality and mortgage rates (Movoto, Realtor.com).
Takeaway: It’s a balanced market overall—buyers have time to evaluate, and sellers who price to the market and showcase upgrades still achieve strong outcomes.
From theatre shows at the Starbright Theatre to neighborhood socials, lectures, craft fairs, and club showcases, the calendar stays full. Check Happenings and The Link Magazine for current schedules.
