Housing & Price Points

Desert Shores offers condos, townhomes, and single-family homes ranging from the low $300s to around $800K for premium waterfront properties. The majority of the market is single-family homes in the $400K–$600K range — solid value for the location and lifestyle.

Waterfront homes command a significant premium over interior lots, but even waterfront properties in Desert Shores are priced well below comparable waterfront communities in other markets. It's genuinely one of the best waterfront value propositions in the western United States.

The housing stock is mostly 1980s–1990s construction, so buyers should plan for updates. But the lots are generous, the locations are excellent, and the community infrastructure is well-maintained.

The Lakes & Beach Club

The four lakes at Desert Shores are the community's defining feature. They're connected, which means residents can paddle from one end of the community to the other. The lakes are stocked for fishing, and non-motorized watercraft are welcome.

The Desert Shores Beach Club is a genuine amenity — a private beach area with paddleboats, a swimming area, and waterfront gathering spaces. It's included in HOA membership and is a major draw for families.

The walking and biking paths around the lakes are well-maintained and popular year-round. In the evenings, the lakefront paths are full of residents walking dogs, jogging, and enjoying the water views.

Location & Commute

Desert Shores is in the northwest valley, near the intersection of Rampart Boulevard and Lake Mead Boulevard. The Strip is about 12 minutes east. Summerlin is 10 minutes west. The 215 beltway is nearby, providing access to the rest of the valley.

For people who work in the northwest valley, near Summerlin, or on the Strip, Desert Shores is an excellent location. For people who work in Henderson or the southeast valley, the commute is longer — plan on 30–40 minutes.

Why It's Underrated

Desert Shores doesn't have the marketing machine that Summerlin or Southern Highlands have. It's not a new development with model homes and a sales center. It's an established community that you discover through word of mouth — which is exactly why it remains undervalued relative to what it offers.

People who live there tend to stay for a long time. The combination of waterfront lifestyle, central location, and relative affordability creates a community where residents put down roots. That stability is itself a quality-of-life asset.
