Green Valley offers a wide range of housing — from condos and townhomes in the $300s to larger single-family homes in established neighborhoods approaching $1.2M. The majority of the market is single-family homes in the $450K–$750K range, generally offering more square footage and larger lots than comparable Summerlin properties.
The housing stock spans several decades — from 1970s ranch-style homes to 1990s and early 2000s construction. Older homes offer larger lots and more character; newer construction offers updated systems and finishes. Both have their advocates.
Green Valley Ranch — the newer, more upscale portion of the broader Green Valley area — commands a premium and offers more recent construction with resort-style amenities.
Location & Commute
Green Valley's location in Henderson is one of its strongest assets. The airport is about 15 minutes away — a genuine convenience for frequent travelers. The Strip is 20 minutes northwest. Downtown Las Vegas is 25 minutes. The 215 beltway provides easy access to the rest of the valley.
For people who work near the airport, in Henderson, or who travel frequently, Green Valley's location is hard to beat. The southeast valley location is less convenient for people who work in Summerlin or the northwest valley, but the freeway access makes it manageable.
The District at Green Valley Ranch
The District is one of the best outdoor shopping and dining destinations in the valley — a walkable, European-inspired streetscape with restaurants, shops, a movie theater, and regular community events. It's the kind of amenity that makes a neighborhood feel like a real place rather than just a collection of houses.
Green Valley Ranch Resort and Casino is adjacent to The District, adding hotel amenities, a spa, and additional dining options that residents can access without the Strip crowds.
Schools
