Sun City Anthem sits in the hills of Henderson with some of the most dramatic views in the Las Vegas valley — Black Mountain to the south, the valley floor stretching north toward the Strip. Developed by Del Webb in the late 1990s and early 2000s, it's home to approximately 7,000 residences and two of the finest clubhouses in any 55+ community in the country. Sun City Anthem is Henderson's answer to Sun City Summerlin — and many buyers prefer it.

Housing & Views

Sun City Anthem offers single-story homes ranging from compact attached villas to spacious detached homes with premium view lots. The hillside topography means many homes have elevated positions with genuine views — something buyers pay a premium for, and rightly so.

Homes were built primarily between 1998 and 2006. Like Sun City Summerlin, the housing stock is mature and many homes benefit from updates. But the floor plans are well-designed for active adult living — open, single-story, low-maintenance — and the view lots are genuinely special.

Price range is broad: entry-level attached villas start in the mid-$300Ks, while premium detached homes on view lots can approach $900K. The sweet spot for most buyers is $450K–$650K for a well-maintained detached home with good views.

The Clubhouses

The Anthem Center is the community's flagship facility — a massive, beautifully designed building with indoor and outdoor pools, a state-of-the-art fitness center, a 600-seat theater, art studios, a ceramics room, a billiards room, a library, and multiple event spaces. It's genuinely impressive.

The Independence Center serves the eastern portion of the community with its own pool, fitness facilities, and event spaces. Together, the two clubhouses ensure that residents across the community have convenient access to amenities without driving across town.

Sun City Anthem vs. Sun City Summerlin

The most common question I get from 55+ buyers is: Anthem or Summerlin? Both are excellent Del Webb communities with full amenity packages. The key differences:

Views: Anthem wins decisively. The hillside location delivers views that Summerlin's flat terrain simply can't match.

Golf: Summerlin wins. Three on-site courses vs. none at Anthem (though Anthem residents are close to several Henderson courses).

Location: Summerlin is closer to Red Rock Canyon and the northwest valley. Anthem is closer to Henderson's commercial core and Lake Mead.

Clubhouses: Anthem's two clubhouses are arguably more impressive than Summerlin's four recreation centers — it depends on what amenities matter most to you.

Who Sun City Anthem Is For

Sun City Anthem is ideal for buyers who prioritize views, Henderson's quality of life, and a clubhouse experience that feels genuinely resort-like. It's particularly well-suited for buyers who don't need on-site golf but want everything else a top-tier 55+ community offers.

The community also tends to attract buyers who appreciate Henderson's character — a bit more established, a bit more polished than some other parts of the valley. The surrounding neighborhood is excellent.
